Buying your first home is an exciting experience. It’s not just a roof over your head, it’s a home. So many memories are going to be made there and you probably want to live there for quite a few years. Which is why it’s important that you choose the right house to purchase.

Buying a home shouldn’t be something you do on impulse. It should be carefully thought out and all facts should be considered. You don’t want to make the mistake of purchasing a house that will be horrible to live in and lose value when you sell it. That’s why you should think about the following when buying a house.

Pricing

This is, of course, a huge factor. You need to make sure you’re able to afford the house and the bond repayments. You shouldn’t buy a house that costs you the most you can possibly afford. You still want to be able to live comfortably. You also don’t want to struggle to pay off your house over time. Rather buy something for less than the maximum bond you can get. That way you have some extra cash you can use to furnish your home and add on any renovations if you need to.  

Is there work that needs to be done

If you want to buy cheap and add to the value of the home by building on, that’s great. But if you want to live in the house straight away and not have to do any work, you need to be careful. Take a long, hard look at every inch of the house. Make sure the plumbing works properly by checking the taps and other key elements. And ensure there are no cracks in the walls or ceilings. Things people often forget to look at are finishings like door handles and cupboard doors.

Location

You’ve probably already checked out the neighbourhood. That’s likely where you started your search for houses on sale. But have you looked at what’s close the house? For example, if you have kids, you’ll want to be close to a school. Things like corner shops are good to have close by. And, if you have health issues, you may want to measure the distance between the house and healthcare services.
